German new rules for buying real estate in Germany-buyers’ luck

Several changes since 2021: Buyers can save tens of thousands of euros: real estate buyers will soon pay only half of real estate agency fees

If you buy a house or apartment, you must add 7% of the purchase price. Because the brokers have high requirements for their services. Most of them are responsible for the full right buyer, especially in Berlin, Brandenburg, Bremen, Hamburg and Hesse. Now it is changing-there are more.

When buying a house or apartment, the broker usually charges a high commission. This is painful-especially in cities with high prices. There is at least some relief now. Because no matter the buyer, in the future only half of the brokerage fee will be paid. Following the Bundestag, the Federal Council has now approved this innovation.

So far, most buyers have paid brokerage commissions of up to 7% of the purchase price. In the future, only after the seller proves the payment will the buyer need to transfer its shares. It said in the decision of the Federal Council: "Sellers will no longer be able to pass on all commissions to buyers." The law shall enter into force at the beginning of this year at the latest.

The sharing of brokerage fees is a relief for real estate buyers, especially in cities where prices of houses and apartments are skyrocketing. Since the brokerage fee is based on the purchase price, a property worth hundreds of thousands of euros may soon pay a brokerage fee of tens of thousands of euros. Brokerage fees vary according to the federal state, and can account for up to 7.14% of the purchase price (including VAT).
